Important Information

Check-in and Check-out Procedures

  • Check in is after 4pm and check out is by 10am.
  • Must electronically sign an additional Rental Agreement Terms and Conditions and any Neighborhood Rules sent by Host (property manager) or entry information cannot be sent.
  • Must be at least 25 years old to reserve. This person is required to be the person signing the agreement and must be one of the persons staying in the property for the reserved dates.

Property Access

  • Guests do not have access to the locked off portion of the Sportsman's Lodge, the Fitness Center, or the Wine & Cigar Bar. That is for member use only.

Policies and Rules

  • No pets allowed.
  • No smoking allowed inside the home. No trace of smoking left outside the home.
  • No parties or gatherings above the posted occupancy allowed at any time. Keep outside noise respectable.
  • Minimum age: 25 years.
  • Children allowed.
  • No events allowed.
  • Do not leave food or trash outside as it could attract animals. All trash must be bagged and placed in the trash receptacle indicated in the Welcome Book inside the house or your digital guidebook.
  • Guests are not allowed to bring their own ATV's. For information about ATV rentals please visit: Off Road Adventures website.
  • Guests are responsible for supplying their own recreational equipment (basketballs, soccer balls, tennis equipment etc.)
  • No refunds, allowances, or date changes will be given to travelers who are not prepared with the proper vehicle, as outlined in the Rental Agreement.

Fees and Payments

  • All stays at Eagles Nest homes have an additional amenity fee.
  • Firewood for the outdoor fireplace and firepit may be added at the time of booking, or by reaching out to us more than a week in advance. You get two wrapped bundles and a firestarter for $25/night.
  • Eagles Nest Winery day passes are available onsite for $25.00 each.
  • The summer concerts are open to all guests; an admission fee for each person and cash bar for food and drinks may apply.

Cancellation Policy

  • Bookings canceled 30+ days before arrival will receive a refund of the deposit. Bookings canceled between 15-29 days before arrival will receive a refund of half of the deposit. Bookings canceled within 14 days of arrival are not entitled to a refund unless the reservation dates are rebooked to another guest. All bookings are subject to a $50 cancellation fee.

Parking and Vehicle Requirements

  • The main roads are plowed in winter, but 4WD or AWD vehicles are required November-March, and chains may also be necessary to access all properties in winter months.

Utilities and Amenities Access

  • All Eagles Nest homes have internet, but some areas of travel may not have cell reception.
  • All BRMR homes offer well-stocked kitchens with all utensils needed to cook meals. There is also a "starter set" of paper products at the house: a roll of toilet paper per bath, several garbage bags, a small vial of dishwashing liquid, a few tablets of dishwasher detergent, some laundry pods, a roll of paper towels, hand soap, shampoo, conditioner, body wash, and some makeup remover cloths. These items are provided for one to two nights.
  • Hair dryers are provided.
  • Towels and linens will be provided.

Community and Area Notices

  • Eagles Nest is a developing community with construction currently ongoing in several neighborhoods. Construction noises may be heard 7am-7pm Monday through Saturday.
  • The North Pavilion is host to several summer parties including a Fourth of July celebration and concerts which guests may attend. If there is a wedding or other private party, guests are not allowed in or near the Sportsman's Lodge.
  • Vineyard: Food and wine served. HOURS: Thur & Fri 4pm-10pm. Sat & Sun 1pm-7pm. All visitors at the winery must be 16 years or older. This is strictly enforced.
  • The summer concerts are open to all guests; an admission fee for each person and cash bar for food and drinks may apply.
